All properties shown on this website are privately owned. Silver Coast Property Services have supplied pictures and information for each property to the best of their knowledge at the time of going to press, and may be subject to change. SCPS are advertising on behalf of the property owner and act as the liaison between owner and client.

Self Catering holiday rentals

Prices are dependant on Property, dates of holiday and number of persons travelling in party. Prices include costs of utilities: Gas, electric and Water except stated otherwise.

The holiday homes and apartments are cleaned and prepared for guests arrival. Extra cleaning can be arranged during your stay for an extra charge.

Bed Linen and towels are provided.

Equipment hire such as Travel cots, Highchairs etc are subject to an extra charge unless otherwise stated within a property description, and also subject to availability.

A 30% deposit is required to secure a holiday rental booking, and the balance to be received six weeks
prior to your stay.

Airport transfers from Lisbon airport can be arranged through Silver Coast Property Services upon request.

We aim to be flexible and do not operate a strict ‘Saturday – Saturday’ booking policy. Access to the property is
from 15h on the day of arrival, and departure by 10:30, however where possible we try to make allowances for early arrivals and / or late departures depending on the cleaning schedules.

Rental conditions Silver Coast Property Services

1. Arrival & departure

Normally, the change-over day is Saturday but if possible we´re flexible.
You can enter your rentalproperty from 16 o'clock on the day the rentalperiod starts an you have to leave before 10 o'clock of the last day of your rentalperiod.
We request you to plan your arrival between 16 and 19 0'clock. If it's not possible, notify us in advance of your estimated time of arrival.

2. Booking

We only take bookings through e-mail.This way of booking is binding for the cliënt. Please beware that this way of booking through the internet is definite.
The so called "coal of period" who is mensioned in the law ´buying on a distance`, is not apply upon the rental of holidayhomes on our website.
From the minute your booking is confirmed by the owner, we´ll send you a confirmation of booking by e-mail.

3. Prices

The use of linnen & towels is included in the rentalprice. Also the use of water, gas and electricity is included ecxept stated otherwise.
It's possible to have heating( if available) outside wintermonths at an extra cost.

4. Number of guests

The rentalprice is based on the maxinum persons that is stated in the add. Somethimes it's possible to have more persons in the house or apartment. The extra person or persons pay than an additional fee per person.
Baby untill 2 years are not counted as a guest. This is valid when the baby is not older than 2 years on the day of departure.

5. Payement

The total rentalsum or the dawnpayement has to be paid within 5 workingdays after receiving your confirmation of booking.

6. Cancellation by the tennant

Cancellation should be confirmed either by e-mail or telefone. The cancellatiencost, untill 8 weeks prior to arrival is 30% of the total rental amounth.
From 8 to 6 weeks prior to arrival the cost is 75% of the total rental amounth. The total rental amounth is due by cancellations less than 6 weeks to arrival.
We advice you to take a travel & cancellation insurance.

7. Cancellation by the owner

If, unforeseen, the owner have to cancelle your booking, then we'll try to find you an other equivalent solution
or refund the total amounth you allready payed without any right on compensation.

8. Swimmingpool

Swimmingpools can be used from april untill oktober, except stated otherwise.

9. Pets

It's allowed in some of the properties to take your pet with you on your holliday.
Please inform us allways , from the beginning of your request, if you wish to bring your pet.

10. Cleaning

The final cleaning is not included in the rentalprice but is obligatory to pay.
We do expect you to leave the house or apartment tidy, doing the dishes, take of the bedlinnen, put away the
garbage etc.

11. Water & electricity

It's possible t, in periods of great dryness f.e. in summer, that they shut down the watersuppliance fora short or longer period during the day. Also the suppliance of electricity can be shut down for a few hours.
We can't be held responsible when this occurs.

12. Responsibility

During the stay, the tenant is responsible for the rental house or apartment, the furnishing and all objects that belongs to the house or apartment.
Damage done by the tenant or an other person in the house should be told and payed asap to the
owner or contactperson.
The rental house or apartment can be checked by the owner or contactperson before leaving.
We cannot be held responsible or take responsibility for damage, injury or discomfort during your stay.
